What does a home inspection actually include?

 

A home inspection is a visual, non-invasive evaluation of a property’s major systems and components. We assess the structure, roof, exterior, interior, electrical, plumbing, HVAC, and visible safety concerns.

Think of it as a diagnostic exam for the home—not a guarantee, and not a repair list, but a clear picture of the home’s current condition.

Are you licensed and insured?

 

Yes. House Calls Home Inspection is fully licensed and insured, and we follow nationally recognized Standards of Practice.

 

Do you do repairs or contractor work?

 

No—and that’s intentional.

We do not perform repairs, renovations, or bid on work. Our role is strictly diagnostic. This keeps the inspection objective, unbiased, and trustworthy—just like a medical evaluation should be.

How long does an inspection take?

 

Most inspections take 2–3 hours, depending on the size, age, and complexity of the home. Larger, older, or rural properties may take longer.

We don’t rush. A thorough evaluation takes the time it takes.

Should I attend the inspection?

 

You’re welcome to attend, but it’s not required.

Many clients prefer to arrive near the end for a brief walkthrough and high-level discussion. Others review the report afterward at their own pace. Either approach is perfectly fine.

What is your “Walk-Through / Express” inspection?

 

This is a limited, high-level evaluation designed primarily for investors or experienced buyers who want a quick diagnostic overview—not a full written report.

It’s not for everyone, and it’s not a discount inspection. It’s a different service, used intentionally during the search phase before a full inspection is ordered.

Do you inspect new construction homes?

 

Yes—and new construction inspections are strongly recommended.

Even well-built homes can have missed details, incomplete items, or installation issues. A third-party inspection provides peace of mind before closing or at the 11-month warranty mark.

Do you inspect older or historic homes?

 

Absolutely. Older homes require a different lens—understanding era-appropriate materials, aging systems, and realistic expectations.

Our approach is thoughtful, contextual, and practical—not alarmist.

Will the inspection “fail” the house?

 

No. Homes don’t pass or fail.

The inspection identifies conditions, risks, and observations so you can make informed decisions. Every home—new or old—has findings.

Do you offer add-on services like radon or mold testing?

 

Some ancillary services may be available depending on the property and location. These are offered as optional diagnostics, not bundled or pushed.

If an additional test is appropriate, we’ll explain why—and let you decide.

How soon will I receive the report?

 

Most reports are delivered within 24 - 48 hours.

Reports are clear, organized, and written for real humans—not contractors or scare tactics.
